Gated Communities

Gated communities are no longer reserved for the rich and famous. There are communities available for all walks of life in hundreds of different locations nationwide.

When you are preparing to buy a new home, the neighborhood is one of the most important factors to consider. Moving to a new neighborhood may be a complete shift in your lifestyle because it will affect the people you associate with, how long your commute is, how far your kids have to walk to school, and even how well you sleep at night. If you love your house but are uncomfortable with your neighborhood, your house will never feel like a home. Gated communities can leave you satisfied and comfortable with your new neighborhood.

Can I afford to live in a gated community?

Over the last decade, the popularity of gated communities has increased because more and more people want to enjoy the benefits and safety that these secluded communities offer. Traditionally, they were reserved for the wealthy and were an effective way to differentiate between economic classes. Each year, these wonderful communities become more available for those of all income levels and ages. Developers are planning new communities that appeal to middle-class single adults, young families, and retired couples.

What does a gated community offer?

There are several reasons that more homebuyers want to live in a gated community. Some of these reasons may include less noise, large lots, beautiful homes, spectacular landscaping, swimming pools, tennis courts and other excellent amenities.

However, the main reason for living in a gated community is safety. Gated communities are typically enclosed by walls and gates that are intended to prevent unauthorized entry by nonresidents. In addition, many communities have private security guards and electronic security systems that help reduce the risk of theft and crime. This is much of the reason that retirees and the elderly often desire to live in a gated community.

Younger couples and families desire the same protection from theft and crime, but gated communities also offer protection for small children. With low speed limits and gates that lessen traffic, homeowners can be more comfortable with their small children playing in the front yard.

Choosing a gated community

Like any other neighborhood, it is important to carefully research the qualities of gated communities. Many qualities are visibly obvious, such as the condition of the surrounding homes and yards, but it is important to ask yourself, or a real estate professional, several questions when choosing a particular community. The following are just some of those questions:
  • Where are schools, shopping centers, libraries, hospitals, churches, parks and police stations located?
  • What is the quality of schools, hospitals and other services?
  • Are there restaurants and businesses nearby?
  • How close is the neighborhood to major freeways and highways?
  • Have nearby homes increased or decreased in value?
  • What are the tax rates in that area?
  • How far is the neighborhood from work, family members and other daily activities?

Remember that if you are in the market for a new home, the neighborhood is a large part of the investment. The aspects of gated communities will greatly influence your life and the life of your children. By thoroughly researching the qualities of available communities and carefully evaluating each aspect, you will feel comfortable with your decision to live in a beautiful, friendly and safe gated community.
