Six Steps to buy a home

Six Steps to Purchase a home!

                         

  1. We meet to discuss your interests and needs.

·         Develop list of your musts, wants, and all needs important to you, including your timing.

·         Areas of interest and approximate price range.

·         Provide you with a "buyer package" of information and paperwork.

 

  1. Become pre-qualified with a lender.

·         Complete a loan application with lender of your choice, or I’ll refer you to a great lender if you like!

·         I will talk with the lender regarding your pre-approval status.

 

  1. Home Search

·         Send you available listings matching your criteria (email, or fax, or phone messages).

·         Be sure to call me with any questions or about homes you may see.

·         Client drive-by homes - or we can tour them together.

·         I may call you with "must see" suggested homes as they hit the market!

 

4.  Prepare your offer

·         Determine pricing and other elements of the offer.

·         Obtain check from you for "earnest money" portion of deposit.

·         Write a cover letter to put you in the best possible buying position.

·        Obtain a pre-approval letter from your lender - specific to the property.

 

5.  Present your offer the Listing Agent and Sellers

·         Seller has three choices:  Accept, Reject, or Counter the offer.

·        If they choose to Counter your offer - you can choose to accept it or not.

 

6.  Open Escrow

1.       Deposit your earnest money check in Title Company (holding) account.

2.       Review property disclosures and preliminary title report.

3.       Review preliminary title report.

4.       Inspection period - for your full investigation of the property.

5.       Remove "contingencies" and deposit additional deposit money.

·  Appraisal contingency

·  Loan contingency

·  Insurance contingency

6.       Arrange for homeowners insurance and your move!

7.       Arrange for the home warranty.

8.       Final walk-through.

9.       Sign documents at Title Company

10.   Loan funds

11.   Deed records with the county

12.   The property is YOURS - I meet you at the property to receive the keys
