"The sales figures for June 2008 have just published by the Arizona Regional
Listing Service for the Phoenix southeast valley. The southeast valley
includes Chandler, Gilbert, Mesa, Tempe and several small communities.The report
indicates that 2249 single family homes sold in June and averaged 96.6 days on
the market. The total number of listings was 17669 with a median value of
$229,000. These figures only vary slightly from the May 2008 sales report.
Is there anything that can be gleaned from dry sales figures? We think so.
There is an almost 8 month supply of homes in the Multiple Listing inventory.
The average time on the market for a home that sells is just over 3 months.
Obviously some homes are not selling. Experience shows us that the home
that sells for the highest price is a home that is ready to move into. If you
are about to sell your home be sure that all repairs are completed, the
home isn't cluttered, the yard is groomed and that you work with a Realtor
who knows how to best help you prepare your home for showing. There are buyers who
need a home. In order to sell your home for the best price, make it shine."
